We’ve been super lucky in 2019 to have worked with lovely people. Some excited by projects they are undertaking, one or two very concerned as they have had enforcement officer visits due to work being completed without permission, albeit unwittingly. Some were business premises, or extensions to homes, others internal alterations and work to second homes here in North Norfolk.
We have been able to collaborate with our clients, to advise on what, in our experience will be approved and what may be less likely to be permitted. We’ve produced planning drawings, relevant design, access and heritage statements, and where necessary have been able to provide third party reports for flood risk assessments, PEA’s (Preliminary Ecological Appraisals), Arboricultural reports and more.
2019’s projects have involved Conservation Areas, Listed Buildings, business premises, change of use, agricultural developments and houses of multiple occupation as well as householder applications for anything from a porch to substantial dwelling expansion.
We have experience submitting applications across North Norfolk, South Norfolk, King’s Lynn & West Norfolk, Broadland, Breckland and Norwich City local authorities.

During a trip to the city, we find it hard not to be in awe of the design and architecture of both buildings and public space. We prefer long days of strolling through the streets to shopping and more usual sight seeing!
The Sky Garden has grabbed our attention, it’s a public space, over 3 floors and offers 360 degree city views from way up high! The planting is based on drought resistant, terraces which offers colour all year, it was designed by landscape architects Gillespies!
The Barbican Estate is a residential estate built in the brutalist style of architecture in the 1960’s and 80’s. It also has the Barbican Arts Centre, Museum of London, Guildhall School of Music and Drama, and the Barbican Public Library all right at hand. Our nearest Brutalist form of architecture here in Norfolk is the University of East Anglia.

In the meantime, we are hard at work here in the Fakenham office. Some of our smaller projects currently involve drawing plans for an aviary at a listed property in Norfolk and a double cart-shed near Dereham. On the building regulations front, we are preparing drawings for clients near Diss whose planning application has been passed.

Approval has just be given by North Norfolk District Council for demolition of attached studio and outbuildings, erection of attached garage with room above, single storey extension and addition of dormer.
Great news and construction work can begin once building regulations approval has been given.

On the 13th Sept our blogged about the start of a property journey. We thought we’d expand on that for those of you that are considering buying a plot of land and building a new home. We’ve been there, you aren’t bonkers!
The first time we built a home for ourselves, we sold a ‘real home’ – small but perfectly formed, and bought a £500 static caravan and a piece of land.
We moved ourselves and our two 9 month old children into the static and started on a path of outdoor country, mud loving, brick buying living! Every penny went into the plot and home build.
Happy days, weekly trips to a laundrette, lots of attempts to keep the mould at bay inside the van, the start of a life long dislike of net curtains and making a bed every night from a sofa!
But, it’s worth it! If you get your plans right, have them submitted to local authority and approved and can start the build in the spring or summer months, then you are on the right road.
We can draw plans for a new home, submit them to local authority, then prepare drawings for you to get builders quotes from and these can be used for building control approval also.
