We are often asked what we do, what services we provide and how we can help clients. With this in mind, we have decided to write over time a few examples of how we have assisted past clients with their differing requirements.
Names and address’s will be intentionally been left out.
In the summer of 2018, we were contacted by a couple from a village location in Norfolk. They were very concerned as they had been visited by an enforcement officer from their District Council after contact had been made by a third party.
The couple were running a business away from the home and were using part of their garden for storage. They also had a conservatory at the home, which did not have planning permission, it had been built many years previously and they did not know that permission was required. The home was a listed building with some shared access.
We were able to visit the couple at home, draw plans on CAD of the property, the conservatory and garden sheds.
We communicated with the local authority planning department over a period of time on the clients behalf, meaning that after that initial visit they did not have to.
We submitted 3 planning applications in total. After our site visits we supplied photography, existing and proposed plans, design & access statement, heritage statement, amongst other information.
The first application was a Full Planning & Listed Building Consent Application to deal with the retrospective planning required for the property and business use.
The second for Listed Building Consent for partial demolition and reconstruction of the conservatory and other alterations to the dwelling.
The third was a Householder Planning Application and Listed Building Consent as above.
All applications were approved, we were able to offer an alternative conservatory design, which the planners were in support of, the storage use has been defined and set, alterations to the dwelling as requested by the clients are also approved.
A listed building is a heritage asset and as such is protected for future generations by planning departments.
This was a stressful time for our clients, but with their willingness to communicate with both us and the planners and to listen to the local authority requirements we were able to reach a place where both parties were happy. The couple will go on to create a lovely conservatory which is covered by planning permission, meaning that if they ever wish to sell their home, the paperwork will be in order.

We are indeed able to work alongside Town Planners etc if you need plans for attaching to a planning application being submitted separately. For example in the case of an appeal against a refusal or after a withdrawal.
