Our services span through building design, drafting of plans, elevations and floorplans, submission of planning applications with design/access & heritage statements and other documentation as required by local authorities then onto preparation of drawings for building control approval.
We work with residential clients, builders and developers, town planners and owners of commercial and retail property.
No two projects are the same and the level of our contribution will be proportionate to the needs of your individual project.
We can submit to your local authority acting as your agent if required.
Using up to date CAD Software we are able to draft Plans & Elevations for New Builds, Extensions, Alterations, Conversions, Renovations, Barn Conversions, Garaging, Garden Rooms and Annex Buildings.
Floor plans can be drawn for internal alterations, holiday homes and properties for sale or rental for linking to external websites.
We have good local knowledge and are able to introduce clients to a variety of service providers if requested, including developers, chartered surveyors, structural engineers & building control specialists.
We’re happy to provide our prospective clients with examples of our previous drawings.
An initial on site consultation can be arranged to discuss in plain English your wishes and ideas for designs and plans along with any site or planning restrictions, the type of planning permission required/local authority and planning portal fees.
At this stage pre-application advice can be discussed, followed up with a written estimate.

Preparation of plans after discussion, specific to requirements and preferred designs, for client approval.
We cannot guarantee that your permission will be granted by your Local Authority, but our experience gives us an in depth understanding of what is likely to be approved and the planning process involved.
We can discuss Permitted Development Rights & advise on suitable materials for your project.
If clients wish, we will submit our prepared drawings and clients application to Local Authority acting as ‘agent’, based on the type of Planning Permission necessary for the site. This could be for outline/householder/full planning approval or another type of application.
We can monitor your application until a decision is reached and supply you with the decision notice.
Building Regulations Drawings.
We can go on to produce drawings for Building Control after your application has been approved as necessary. We can recommend local professional building control companies or clients can use the building control department at their local authority.
